Having An EPC

EPCs let you know how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient).

EPCs tell you how much the building is likely to cost to heat and light, and what its carbon dioxide emissions are likely to be.

The Four page document is broken down into four categories, ‘current and potential energy costs’ ‘performance’ ‘improvements’ and ‘further information’.

The document can give a typical saving per year, on various recommend measures taken for example internal or external wall insulation and the energy rating after the improvement.

Almost all homes need and EPC, but that technical definition is that a building requires an EPC if it uses heating or air-conditioning. By definition, it uses energy to ‘condition an indoor climate’ i.e. between a roof and walls.

From 1st April 2018 Private landlords are no longer able to rent out a property with a rating of F or G.

The Government is complying with the Energy Performance of Building Directive (EPBD) with the introduction of the Energy Performance Certificate. The EPC shows a record of the energy efficiency levels and CO2 emissions of a building, by using a standard table from A to G (A being very efficient, G being very inefficient).

As of the 21st May 2010, if you decide to place your property on the market for sale or rent in England and Wales you will need to purchase an EPC.

As long as you have already ordered and paid for an EPC then you are permitted to put your property on the market or advertise it for renting purposes. We will make sure you receive confirmation of your order immediately after booking the EPC. Important: From 1st April 2018 Private landlords are no longer able to rent out a property with a rating of F or G.
